Terms and Conditions

Welcome to Rentimizer. These Terms and Conditions (“Terms”) govern your use of our website and services. By accessing or using Rentimizer, you agree to be bound by these Terms.

1. About Rentimizer

Rentimizer is an online platform that connects property owners, managers, and agents (“Listers”) with prospective tenants (“Users”) by allowing the listing and discovery of rental properties.

Rentimizer is owned and operated by SIGMASPAN INC., a Canadian company. SIGMASPAN INC. is the legal owner and business entity behind the Rentimizer platform.

2. Eligibility

You must be at least 18 years old to use this platform. By using Rentimizer, you confirm that you have the legal capacity to enter into this agreement.

3. User Accounts

  • You are responsible for maintaining the confidentiality of your account.
  • You agree to provide accurate and up-to-date information.
  • Rentimizer reserves the right to suspend or terminate accounts that provide false or misleading information.

4. Listings and Content

For Property Listers:

  • You are solely responsible for the accuracy of your listings.
  • Listings must not be misleading, fraudulent, or violate any applicable laws.
  • You confirm you have the legal right to list the property.

For Users:

  • You agree to use the platform for lawful purposes only.
  • You must not misuse, copy, or scrape listing data without permission.

Rentimizer does not guarantee the accuracy, completeness, or reliability of listings.

5. Payments and Fees

  • Certain features (such as listing properties or premium visibility) may require payment.
  • All fees are clearly stated before purchase.
  • Payments are non-refundable unless otherwise stated.

6. No Agency Relationship

Rentimizer is not a real estate brokerage, agent, or property manager.
We do not:

  • Own or manage properties listed
  • Act as an intermediary in rental agreements
  • Guarantee transactions between users

Any agreement is solely between the Lister and the User.

7. Limitation of Liability

To the fullest extent permitted under Canadian law:

  • Rentimizer is not liable for:
    • Any inaccuracies in listings
    • Any disputes between users
    • Any damages resulting from use of the platform

Use of the platform is at your own risk.

8. Prohibited Activities

You agree not to:

  • Post false or misleading listings
  • Engage in fraud or scams
  • Use automated tools (bots/scrapers)
  • Attempt to disrupt the platform

Rentimizer may remove content or suspend accounts violating these rules.

9. Intellectual Property

All content on Rentimizer (excluding user-generated content) is owned by Rentimizer and protected by applicable copyright and trademark laws.

You may not reproduce or distribute platform content without permission.

10. Privacy

Your use of Rentimizer is also governed by our Privacy Policy.
We comply with applicable Canadian privacy laws, including PIPEDA.

11. Termination

We reserve the right to suspend or terminate your access to Rentimizer at any time, without notice, if you violate these Terms.

12. Changes to Terms

Rentimizer may update these Terms from time to time. Continued use of the platform after changes constitutes acceptance of the updated Terms.

13. Governing Law

These Terms are governed by the laws of the Province of British Columbia and the laws of Canada applicable therein.

15. Disclaimer

Rentimizer does not verify all listings and makes no guarantees regarding:

  • Property condition
  • Availability
  • Pricing accuracy

Users are responsible for conducting their own due diligence before entering into any agreement.

 

16. Indemnification

You agree to defend, indemnify, and hold harmless SIGMASPAN INC., operating as Rentimizer, and its directors, officers, employees, contractors, and affiliates from and against any and all claims, demands, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising out of or related to:

  • Your use of the Rentimizer platform
  • Your breach of these Terms
  • Your violation of any applicable laws or regulations
  • Any content, listings, or information you submit, post, or transmit through the platform
  • Any disputes, agreements, or interactions between you and other users (including landlords, tenants, agents, or third parties)
  • Your infringement or alleged infringement of any intellectual property or other rights of a third party

This indemnification obligation will survive the termination or suspension of your account and your use of the platform.

Rentimizer reserves the right, at its own expense, to assume the exclusive defense and control of any matter otherwise subject to indemnification by you, in which case you agree to cooperate fully with such defense. You agree not to settle any such claim without the prior written consent of SIGMASPAN INC., which shall not be unreasonably withheld.
